PropHours vs REPSLog: Which Hour Log Fits Your Rentals?

Comparison card reading PropHours vs REPSLog, two hour-log apps for REPS and short-term rental owners

In short: PropHours and REPSLog both log material participation hours for real estate professional status (REPS) and the short-term rental (STR) loophole, with timers, voice and AI entry, evidence attachments, calendar sync, AI-assistant logging, and CPA exports. REPSLog is the more established app and runs on more devices: iPhone, iPad, Android, and a full web app with CSV import. PropHours is an iPhone app with a web workspace, includes every feature in one Pro plan at $129 a year, and goes further at tax time with a Schedule E pre-fill, a Section 469 election statement draft, and a tax package you can email to your CPA.

A disclosure before anything else: we make PropHours. To keep this comparison fair, every REPSLog detail below comes from REPSLog’s own App Store listing and website, checked on September 26, 2026, so you can verify each one. Where REPSLog does more, we say so plainly.

Here is how the two apps compare feature by feature, what each one costs, and which kind of investor each one fits.

Where REPSLog is stronger

REPSLog has been on the App Store since January 2025, and its head start shows in five places:

Where PropHours is different

Pricing compared

PropHours Pro costs $19.90 a month or $129 a year, and eligible new subscribers get a two-week free trial. The free plan covers one property and five activity logs — enough to try the workflow, not to document a tax year.

REPSLog Starter costs $14.99 a month or $149.99 a year and covers up to three properties, four custom categories and one attachment per entry. Premium is $199.99 a year and adds unlimited properties, up to five attachments per entry, speech-to-text, AI autofill, free invites for other users, the ChatGPT integration and calendar sync. Both plans start with a 14-day free trial, and REPSLog also offers a free plan.

Paying yearly, PropHours Pro costs less than either REPSLog plan: $20.99 less than Starter and $70.99 less than Premium. Paying monthly, REPSLog Starter is cheaper if three properties and one attachment per entry are enough for you. PropHours prices are US App Store prices; REPSLog prices are as listed on reps-log.com. Both were checked on September 26, 2026, and can change or vary by country.

Which one should you choose?

Choose REPSLog if you or your spouse use Android, you want to import years of spreadsheet hours, you often need several receipts on one entry, or you want your CPA to log in and read your records directly.

Choose PropHours if you work from an iPhone, you want every feature in a single $129 plan, you want pacing reminders toward each property’s goal, or you want your tax-season file — hours, Schedule E line items, election statement draft and evidence — ready to send to your CPA in one link.

Either way, the habit matters more than the app. What holds up is a contemporaneous log: dated entries made when the work happens, with the property, the task and the actual time. Our guide on how to prove material participation covers what a strong log includes.

What to look for in any material participation log app

Whichever app you choose, check for these five things before you trust it with a tax year:

Is PropHours cheaper than REPSLog?

Paying yearly, yes: PropHours Pro is $129 a year, compared with $149.99 for REPSLog Starter and $199.99 for REPSLog Premium, as listed on September 26, 2026. Paying monthly, REPSLog Starter ($14.99) costs less than PropHours Pro ($19.90), but it is limited to three properties and one attachment per entry.

Does PropHours work on Android or iPad?

Not as a native app. PropHours is an iPhone app with a web workspace you can open in any browser, including on an Android phone or an iPad. REPSLog offers native iPhone, iPad and Android apps plus a web app.

Can I move my hours from REPSLog to PropHours?

PropHours cannot import CSV files yet. Export your REPSLog history as PDF and CSV and keep it with your tax records for the years it covers, then log new work in PropHours. Keeping the original export preserves the record of when each entry was made.

Do both apps handle REPS and the short-term rental loophole?

Yes. Both track long-term and short-term rentals separately and show progress toward common hour thresholds. PropHours sets a default annual goal of 100 hours for each short-term rental and 750 for long-term rentals, which you can change; REPSLog shows counters for 750, 500 and 100 hours.

Can I log hours from ChatGPT or Claude?

Both apps support it. REPSLog has ChatGPT and Claude integrations, an MCP connector and a public API. PropHours Pro connects to ChatGPT, Claude and other MCP-compatible assistants, and you confirm the property, date and minutes before an entry is saved. Its ChatGPT directory listing is still pending, so for now you add it as a custom connection.

Does either app decide whether I qualify for REPS or the STR loophole?

No. Both apps record the work you log. Whether you qualify depends on your facts, the material participation tests and, for REPS, the 750-hour and more-than-half requirements. Review your records with a CPA.

Key takeaway: REPSLog is the broader, more established choice, especially if you need Android, CSV imports or logins for your CPA. PropHours is the simpler iPhone-first choice: one $129 plan with every feature, plus a tax-season package you can send your CPA in one link. Either one works only if you log as you go.
